Home Sites and Land Acquisition
We continuously monitor current and future availability of home sites and land, match availability with known Builder requirements, document Purchase and Sale Agreements, negotiate with Sellers on behalf of Builders, and coordinate all activities necessary to close transactions.

Market Assessment
We continuously monitor market trends and activities for new homes throughout the South Puget Sound Region. We make recommendations to Builders on home designs highly demanded by specific demographic groups and recommend pricing to maximize Builder profits.

Marketing
We continuously study comparative effectiveness of marketing media. We prepare Marketing Plans for each new home or new homes community, focusing on the most effective media to reach specific target markets. We prepare budgets for each Marketing Plan. We implement and monitor the marketing actions for each plan, making adjustments in response to changing market conditions and/or feedback from potential Buyers on which media they relied upon.

Model Homes
We make recommendations to Builders on the need for and number of model homes. We make recommendations to the Builder on how model homes should be decorated and/or furnished. When marketing plans specify a staffed Community Sales Center, we select, train, and supervise the staff. We require all staff to be Realtors and be Certified New Home Sales Professionals by the National Association of Home Builders. Training focuses on becoming fully knowledgeable about the Builders homes, professional presentation of the homes to potential Buyers, effective communication with a variety of buyer personalities, and follow-up with every potential Buyer who visits the community.

Marketing Materials
When Marketing Plans specify marketing materials be produced internally, we design and produce those materials using internal resources of the New Homes Team and Home Team Northwest.

Buyer Agency
We are experts at matching new home Buyer needs and preferences with new homes available, under construction, and to be built. We serve as Buyer's Agents, providing a complete range of services.
